1. This app is not a land survey

Deed to Map produces an approximate plot from the description you enter or photograph. It is not a land survey, it is not prepared by a licensed surveyor, and it has no legal standing.

Nothing the app displays, exports or prints may be relied on to:

Boundary disputes, construction and property transactions require a licensed surveyor. If a decision depends on where a line actually runs, engage one.

2. What the app actually does

It reads the boundary description you give it, computes the shape that description defines, and draws that shape at a position you choose or confirm.

Two limits follow from this and cannot be engineered away.

The app can only be as right as the description. If the document is wrong, incomplete, or read incorrectly, the plot is wrong. The app checks whether a description closes and tells you when it does not, but a description can close and still be wrong.

It reads US-style metes and bounds. The app is built for descriptions written as a sequence of bearings and distances, the form used in US deeds, surveys, plats and annexation ordinances. It handles feet, US survey feet, meters, chains, rods, poles, perches, links and varas, quadrant bearings and azimuths, and curve calls. It does not read PLSS aliquot descriptions such as the NE¼ of the SW¼ of Section 14, and it is not built for the cadastral systems used in most other countries. The app is sold worldwide, but a document written outside this tradition may not be readable.

Position is your responsibility. The app cannot know where your land is. A parcel placed from an address is placed at a building or a street, not at a property corner, and the app marks such a placement as unconfirmed. Where you finally put it is your decision.

3. Accuracy

Distances, bearings, areas and closure figures are computed from the description as entered. They describe the document, not the ground.

Positions from your device’s GPS carry the accuracy your device reports, typically several meters, and worse under trees, near buildings or in poor conditions. Compass headings are affected by nearby metal; an iron pipe, a wire fence or a vehicle can shift a reading substantially. The app shows the reported accuracy where it can and declines to state more precision than the underlying reading supports.

Magnetic declination corrections use a published geomagnetic model and the year you supply. An incorrect year produces a rotated parcel.

4. Your content

The documents you photograph, the parcels you create and everything you attach to them remain yours. They are stored on your device. The developer does not receive them, cannot access them and claims no rights over them. See the Privacy Policy.

If you choose to send a document to support, you do so voluntarily and only for the purpose of diagnosing the problem you reported.

You are responsible for having the right to use any document you put into the app.

5. Purchases

The app is free to download. Reading a document and checking that it was read correctly are free.

Pro is a one-time purchase, not a subscription. There is nothing to renew and nothing to cancel.

Purchases are processed by Apple through your Apple Account and are subject to Apple’s terms. Refunds are handled by Apple, not by the developer; request one through Apple’s refund process. Prices may change for future purchasers; a purchase already made is not affected.

A refund or a revoked purchase returns the app to its free capabilities. It never deletes parcels you have created.

6. Acceptable use

Do not use the app to misrepresent a boundary to another person, to produce something intended to be mistaken for a survey or a surveyor’s work product, or in any way that breaks the law where you are.

Do not attempt to reverse engineer, decompile or redistribute the app, except where that restriction is unenforceable under applicable law.

7. No warranty

The app is provided “as is” and “as available”, without warranty of any kind, express or implied, including any warranty of merchantability, fitness for a particular purpose, accuracy or non-infringement.

The developer does not warrant that the app will be uninterrupted, error free, or that any result it produces is accurate or suitable for any purpose.

8. Limitation of liability

To the fullest extent permitted by law, the developer is not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of property, profits, data or goodwill, arising from your use of the app or from reliance on anything it produces.

Where liability cannot be excluded, it is limited to the amount you paid for the app in the twelve months before the claim.

Nothing in these terms limits liability for fraud, or for anything else that cannot lawfully be limited.

9. Changes

These terms may be updated. The effective date above changes with them and the current version appears at this address. Continuing to use the app after a change means you accept it.

10. Where you stand

The app is published by an independent developer based in Armenia and is distributed worldwide through Apple’s App Store. Your purchase is made from Apple and is also subject to Apple’s own terms.

Nothing here removes any right you have under the mandatory consumer law of the country you live in. Where these terms and that law disagree, that law wins.
